How Much Does Re-Roofing Cost?

 Has the roof on your home been damaged by a storm or has it just worn out? Is it time to re-roof? There are many options and variables to consider, but perhaps the biggest question is “how much will it cost”?

As with most home improvement projects, there is no one-size-fits-all answer, but in general, the cost of a typical new asphalt shingle roof is in the $3500 to $10,000+ range. That is a big spread, so what influences the price?

The exact price of re-roofing your home is dependent on several factors, outlined below.

Roofing materials are available in a wide range of styles, levels of quality, and price points. The most common roofing materials used in Alberta are Architectural Laminated Asphalt Shingles, they come with 35-year limited lifetime manufacture warranties and are among the most economic. Hail resistant and higher-grade shingles are available with longer warranties but are also more expensive.

The installation costs also vary depending on the style of the shingle and difficulty of the installation.

The size, shape, and steepness (pitch), of your roof all play a part in the cost of re-roofing your home. Simple, two sided roofs use less material, have less wastage, and cost less than multi sided roofs. There are some economies of scale when roofing larger homes, but in general the bigger the roof, the more it will cost to re-roof. The same can be said for low and steep pitched roofs. They are more labour intensive, require more materials and are therefore costlier to install. Other items such as low-pitched (flat) valleys and turrets will also add to the cost.

Existing Material Removal

When re-roofing, the existing asphalt shingles, or wood shakes and shingles, all need to be removed prior to the installation of the new asphalt shingles. The number of existing layers of shingles and the types of materials on the roof influences the labour requirements, disposal fees and the costs of re-roofing your home.

Additional Costs

Other items, such as structural framing repairs, decking repairs, flashing replacements, and skylight replacements can all add to the cost of replacing the roof on your home.

Is it time for a new roof?

If you are considering a new roof the best place to start is by getting a roofing contractor to do a thorough roof inspection and to provide an estimate for replacement. Remember not all the quotes will be the same, and the lowest price you get isn’t necessarily the best. Consider the estimates, compare the materials and warranties, how long the company has been in business and their staff knowledge. Ask for client references, previous job addresses, and where they are working now. You will also want to see their business licence and insurance information.
